## Questions

### What can I document in an inspection?

Record condition, surfaces, issues, locations, measurements, and original photos room by room. Review observations and seal the move-in baseline before starting a move-out inspection, then compare selected photos from both phases.

### Does an evidence ZIP legally certify the inspection?

No. The ZIP packages the report, original photos, record history, checksums, and seals for your own review and sharing. TenancyFolio does not provide legal certification, identity verification, or trusted timestamps. Follow the condition-report process required for your tenancy.

### Which device does it need, and where are records stored?

TenancyFolio is a paid iPad app requiring iPadOS 18 or later, with no in-app purchases or subscription. Inspection records and photos stay on your iPad and are excluded from iCloud backup. Manual and guided descriptions work offline; optional local photo descriptions need a one-time model download. You choose where to save exports.
